About the initiative

Smart Green Communities Network USA (SGCN USA) is created to be a national initiative focused on modernizing aging housing stock through structured rehabilitation, energy-efficiency improvements, and smart-monitoring technology.


We will work with homeowners, property investors, and underserved communities to reduce energy waste, lower utility costs, and strengthen long-term housing resilience.

Led by Astrid Guzmán Pérez

As an experienced business administrator and project developer with more than twenty-five years of expertise in renewable energy, real estate development, and organizational management, I have dedicated my career to creating initiatives that merge sustainability with community progress. Throughout my professional journey, I have managed companies in the energy, construction, and hospitality sectors, consistently delivering measurable results that promote economic growth, job creation, and social inclusion.

Over time, I recognized that one of the greatest challenges facing both Mexico and the United States is the lack of affordable, energy-efficient housing and the limited integration of clean energy technologies in urban and rural development. Through my proposed endeavor—Green Communities Network USA—I aim to address this need by developing a national model for sustainable housing and urban revitalization.

  • Acquired, rehabilitated, and managed multiple aging residential properties, improving safety, structural stability, and rental viability

  • Reduced operational costs of her portfolio through targeted maintenance strategies and energy-efficiency decisions

  • Coordinated dozens of contractors, including HVAC technicians, electricians, roofers, plumbers, and insulation specialists

  • Implemented standardized workflows for property evaluation, inspection review, repair prioritization, and contractor management

  • Maintained full rental occupancy across her properties through reliable management and long-term maintenance planning

  • Structured a replicable model for rehabilitating homes built before 1980—a demographic that represents over one-third of U.S. housing stock

Pilot program

Our pilot phase will be underway in Texas, where aging homes represent a large share of the housing market.


This pilot will demonstrate:

  • Practical rehabilitation workflows

  • Energy-efficiency improvements

  • Real-world performance data

  • Scalable contractor-based operations

National expansion plan

After validating the model in Texas, SGCN USA will expand to additional states with:
